The lifespan of a roof
Where possible, we will always advise on repair rather than replacement, as this is obviously more cost effective and usually more environmentally friendly. However, the typical lifespan of a roof in the UK is between 20 to 25 years; so at some point, especially if you have an older property, you are likely to have to replace your roof. This will increase the value of your property and reduce the need for repairs.
Classic signs that your flat roof need replacing
A saggy flat roof shows the boards that underpin your flat roof have been damaged by the weight of water during bad weather, causing them to buckle and even break. This can lead to the structure being dangerous and will need to be replaced immediately.
Cracks, splits or holes are caused by bad weather, and lead to water leaking through the gaps. This will cause further water damage and damp problems.
Classic signs that your tiled or slate roof need replacing
Missing or worn tiles or slates – if these are not repaired or replaced quickly they can cause extensive damage to your roof, and this can cause the entire roof to need replacing.
Daylight coming through the roof – when you go into your attic and see sunlight coming in, then you may have missing or loose tiles and this needs to be addressed urgently.
